What Installing Solar Panels Taught Me

Years ago, we decided to install solar panels on our home. Like many homeowners, we looked at it as an investment. Rather than financing the system, we paid for it in full, believing it would save money over time and make the house even more attractive when it came time to sell.

Then life happened.

About two years later, we sold the home.

What surprised me wasn’t the savings on the electric bill—it was the buyers’ reaction.

Or, more accurately… their lack of reaction.

I expected buyers to be excited that the solar system was fully paid for. I thought it would be one of the home’s biggest selling points.

Instead, most buyers barely mentioned it.

Some appreciated the lower utility costs, but very few viewed it as something that justified paying more for the home. The beautiful kitchen, updated flooring, floor plan, and location generated far more enthusiasm than the solar panels ever did.

That experience taught me an important lesson.

Not every expensive home improvement returns its cost when you sell.

That’s not to say solar panels are a bad investment. If you’re planning to stay in your home for many years, they may absolutely make financial sense. Over time, lower electric bills can offset much of the initial expense.

But if there’s a chance you’ll be moving in just a few years, it’s worth taking a step back before making a significant investment solely because you believe buyers will pay a premium for it.

Every situation is different, and every homeowner’s goals are different. Sometimes the best improvements are the ones that make your home more enjoyable for you while you’re living there—not necessarily the ones you expect to recover dollar for dollar at closing.

After 37 years in real estate, I’ve learned that buyers often value things differently than sellers expect.
