Sometimes the Perfect Home Never Hits the Market
One of the biggest misconceptions about buying a home is that every available property is already on Zillow or the MLS.
Over the past 37 years, I’ve learned that some of the very best real estate opportunities never make it to the MLS.
Years ago, Patty Crouch and I were working with wonderful buyers who had fallen in love with a neighborhood they thought was out of reach financially. We looked at every home that fit their budget, but nothing checked enough boxes. They were beginning to wonder if they would have to give up on their dream location.
During one conversation, they told us something that changed everything.
“We don’t need perfection,” they said. “We’re willing to do a little work.”
That opened a whole new way of thinking.
Because we had developed good relationships with other Realtors over the years, we picked up the phone and started making calls. we asked if anyone knew of a home that might be coming on the market soon—perhaps one that needed cosmetic updating and hadn’t yet been listed.
One agent told us she had just such a property. The home had been modified over the years to meet the owner’s special needs, and the family was preparing to hire contractors to restore and update it before putting it on the market.
We asked if our clients could take a look before all of that work began.
They walked through the home and immediately saw what it could become. Rather than waiting for the renovations, they made the heirs a fair offer just as the property sat.
It turned out to be the perfect solution for everyone.
The family was spared the expense, time, and stress of coordinating contractors and preparing the home for sale. Our buyers were able to purchase a home in the neighborhood they had dreamed about—at a price they could afford because they were willing to invest a little sweat equity.
Sometimes the best real estate transactions aren’t about negotiating harder.
They’re about listening carefully, communicating with other professionals, and recognizing an opportunity that benefits everyone involved.
Real estate isn’t just about searching websites. It’s about relationships, communication, and knowing who to call when the right opportunity hasn’t yet appeared online.
